Inspections

We will walk around and through the properties and thoroughly inspect them. Upon completion of this inspection, you will be provided with both a written report of our findings as well as photographs. This tells you exactly what we found needs to be done and lets you store the information in your records. We offer occupancy and drive-by inspections as well. You can choose to have your property set up on a one time inspection, bi-weekly, monthly, or whatever you choose. We also offer the following three inspections:

1. Escrow inspections to verify that rehab construction to the property was completed in order to release pending insurance or construction funds,
2. Emergency inspections for the after hours when they are needed, and....
3. Adverse Condition inspections that we set up with the homeowner to investigate the current status of the property when a financial re-structure is being considered.

Estimates

A written estimate of any repairs or other issues we encounter on our initial inspection will be provided to you upon completion of said inspection. We will also tell you exactly what needs to be done for conveyance of your property.

Bacteria Removal

Lockdown will remove bacteria on your property through the use of state-of-the-art "bioremediation" technology. Basically, we introduce enzymes into the effected area(s), which break down the bacteria and can then be easily cleaned up. This avoids the need for abrasive or caustic chemical cleaners.

Eviction

We can help with unwanted persons remaining on your property. After you provide a Writ of Possession, we will remove the person(s). Should it prove necessary, we will request the aid of a sheriff's deputy. This will be done as quickly as we can manage so that you can determine if any damage has occurred and if repairs are necessary.

Mold Removal

Mold can be a huge problem for you during the warm wet seasons. Lockdown is fully equipped to remove and properly dispose of mold. We can then restore the affected areas, and all mold removal is performed to industry standards by our team of professionals.

Debris Removal

All debris, whether interior or exterior, will be removed and properly disposed of per your request. This means that debris will be broken down into categories on the estimates submitted. So you get to choose which debris that you do or do not want removed. All debris removals leave the area looking clean, and we provide you with before-and-after pictures for your records.

Securing

We know that security is your top concern, and we can help you there as well. We will secure all doors (even broken ones) and windows, and any locks can be set to the codes you specify. All security is performed to your requested specifications.

Lead Removal & Work

We are fully certified to remove and work with hazardous Lead per the Maine State requirement.

Snow Plowing

The onset of winter does not mean that your property's accessibility and appeal is any less important. After each snowstorm, you can rest assured that we will have a team on-site to remove snow and keep surfaces useable, all winter long.

Winterizing & Thawing

Maintenance does not stop when the snow starts. Before the winter hits, we will use compressed air to thoroughly clear plumbing and heating pipes of water, then use non-toxic anti-freeze to ensure that your pipes and fittings suffer no damage from ice. We also tape all toilets, and post a "Winterization" notice for the area and each fixture and electric panel.

Tarping

A water leak, if left unchecked, can quickly become the source of not only property damage, but a loss in your property's value as well. We therefore take the liberty of tarping any such leaks we encounter after we get the ok to do so from you. We will fully repair the leak upon request. Repairs can be a small section or replacement of the complete roof. We off estimates for all work before starting.

Property Repairs

Should a problem come to our attention, you will of course be notified and, thanks to our 24/7 services, you can have us repair it immediately, no matter when you decide to do so. Roof leaks, warped siding, cracked glass, or mold are all problems that, if caught early, can be repaired at a fraction of the cost of letting them continue, unchecked, for months on end, and we can take care of such issues literally at any time.

Pool Service

Does your property include a pool? Living in Maine, we all know how frustrating it can be to try to keep your outdoor pool alive through the winter. Lockdown will winterize your pool before the season starts, so that it will be ready to use in spring. We will also de-winterize the pool and perform all the steps necessary to bring it back to full readiness for use by anyone, including re-filling, adding chemicals, adjusting the PH level, and cleaning it. We can also maintain indoor pools as well.

Despite your and our best efforts, completely unforeseen and unexpected problems are always a possibility. Should you ever discover such a problem, you can contact us immediately, thanks to our policy of 24/7 service. We will dispatch a team of our licensed professionals to make things right, leaving your property at its full potential.

Esthetics are vital to your property's value and appeal. We understand this, and offer a full lawn care service to keep the grass mowed, hedges and shrubs professionally groomed, and all non-grassy areas free of any clippings and debris. This ensures that your property always looks its best!
